Alta Vista & Bella Vista, the Pinnacle of Orchard Hills

Back in 2007, the largest homes in Orchard Hills were planned at the northern loop of Neighborhood 1, now known as the Groves, with the loop now being part of Woody Knoll and Leafy Pass. Just as Crystal Cove's custom homes are in a gated community INSIDE a gated community (and possibly add a third gate for the residence itself)..., these homes were destined for such a layout as well. And then came the crash...

Now, this area is being revived by Toll Brothers. Consisting of 223 ultra high-end low-density estates, they rise above the orchards between the loop and are at some of the highest points in Orchard Hills. Surrounded by the Loma Ridge, Toll Brothers decided to name the homes after the views they will have: 127 as Bella Vista, or literally "Beautiful View" in Spanish and 97 as Alta Vista, or literally "High View" in Spanish.

At first, the name Bella Vista reminded me of Porter Ranch, where Toll Brothers also built a 3600-3900 square foot development with the same name there. However, the name seems to have stood where it is. Homes will be larger than those in Porter Ranch, and at a significantly higher price, easily rivaling Trevi.

Bella Vista (5 bed/5.5 bath standard; 6600 sq. ft. min lot: 60' x 110'):

Residence 1 Altura 4,653 square feet

Residence 2 Bellino 4,741 square feet

Residence 3 Cielo 5,083 square feet

Residence 4 Lusso 5,253 square feet

Residence 5 Tacara 5,543 square feet

Alta Vista (5 bed/5 bath standard; 8250 sq. ft. min. lot; 75' x 110'; 9600 sq. ft. min. lot for Residence 1; 80' x 120'):

Residence 1 Lucido 4695 square feet (4 bed/4.5 bath standard)

Residence 2 Acacia 5,553 square feet

Residence 4 Savona 5,881 square feet

Residence 5 Collina 5,992 square feet

Residence 6 Oceano 6,085 square feet (4 bed/5.5 bath standard)

Similarly, Orchard Hills Neighborhood 3 is being split into two phases, each being built separately.
