Review:
The Warehouse shopping center is pretty nice with the market hall and flex space. Waiting for it to open...
First comes the Cottages. Wow. I didn't expect a tract where 75% of the homes are decent-sized single-story detached homes. Hopefully these don't become senior homes...
Contemporary architecture...
Next are the staggered rowtowns. Other than having curvy staircases and an angled layout, there is nothing "special" to say. These are just glorified Rowlands. And yes, this is not Playa Vista, so no, you can't put large decks on the third floor and expect that kind of reception. I am a bit disappointed here. Shame on you, IHS! Where's the elevator! The guest suite is ridiculously too large... The only thing that might appeal to buyers is the 3-car tandem garage in Residence 1.
The 6-plexes remind me of Zinnia too much... These look to be the Sterling residences at Parasol Park. These are even more ugly than the staggered rowtowns... Yuck.
The triplexes are refreshingly different. These look to be the Lanterns residences at Parasol Park. I liked the Primrose residences at Beacon Park, but these are improved ones. +1
The duplex flats, which look to be the Amethyst residences at Parasol Park, are Brio residences with the "enlarge" button pressed.
The bungalows, like I originally guessed, does not have driveways. What I am surprised about, though, is that they are some of the smallest detached homes in the works. I thought the opposite... These remind me of mini-Legados and look to be the Julep residences at Parasol Park.
The 8-packs, or the Jade residences at Parasol Park, are typical-IHS design. Unfortunately, Angeleno Associates seems to not think of any other exterior design outside of their Ellwood exteriors... The only thing worth of note is the abnormally-large patio.
The 6-packs. Wow. They are angled and really impressive. These look to be the Somerset residences at Parasol Park. Looking forward to visiting these.
Craig Gambill pretty much designed all the larger residences here. The A-type condos are Welton residences with the "enlarge" button pressed. The single-story residence is nice. Rather than squishing 4 bedrooms into that small footprint, they stuck 3 in and gave some nice room to all of the other rooms. These look to be replicated at Altair per the grapevine.
What Gambill focused on, though, is the curved staircase. Featured in 2 residences, the larger one (nearly 4000 square feet) reminds me of the Hidden Canyon homes. Time will tell...
Overall, I was a little disappointed. FivePoints seems to have copied Irvine Company's strategy in replicating floorplans with little change. Considering this, I would look for residences that won't be replicated elsewhere, such as the angled green courts. Even worse, none had an elevator. Hopefully, those will...
