Somerset Phase 1 Pricing

As a side note: posts will pick up significantly in November. Expect floorplans for Portola Springs Neighborhood 5B, Eastwood Lot 7 (first-floor designs already released), and Orchard Hills Neighborhood 3. Floorplans for all neighborhoods in District Next/4 have already been released and are available upon request.

Based on this data alone, Obsidian will start above $1,000,000. I am sincerely disturbed that none of the master bathrooms in the new design have a separate tub and shower. The Residence 3 has what I would call an "elephant" shower.

Unlike Beacon Park, Lennar priced well with their Somerset homes (except Residence 1, which doesn't even have a tub in the master bathroom). For about $40,000 more, one can get 700 square feet more in the Somerset Residence 3 than in the Trellis Court Residence 4. Sure, there are volume ceilings and the Trellis Court neighborhood is closer to the Great Park, but 700 square feet is very hard to resist. Sub-$400/sf residences have returned!
