1. Richmond American, not Irvine Pacific, will be building the Saratoga-esque homes in Portola Springs. Like at Eastwood, Irvine Pacific seems to be dumping products in places they don't build to Richmond American.
2. Irvine Pacific, at this point, will be building in Orchard Hills Neighborhood 3.
3. Yesterday, I was at Terranea in Rancho Palos Verdes. However, word has been received that The New Home Company will be building Seabluff Flats in Playa Vista.
From a spokesperson (big thank you to you):
"...there will be 75 residences (69 market rate and 6 controlled price units). The market rate homes will be one and two-story, ranging from approximately 1100 square feet to approximately 2200 square feet. The controlled price units will be one story and will come with either approximately 775 square feet or approximately 825 square feet..."
One site claimed that the largest home would be 1300 square feet, while another claimed that the controlled price units would be the only residences smaller than 1300 square feet. This should put that problem in the dust bin.
I would like to say that Orchard Hills Neighborhood 3 floorplans will most likely not come until the middle of December (thus after the anniversary). However, it is expected that the remaining tract in Portola Springs Neighborhood 5A that is oriented to the viewpoints will release its floorplans before the anniversary. :)
